Do not allow your realtor to convince you that you must choose from one of their preferred home inspectors (the inspectors who are under contract with them). This should be considered a conflict of interest for you. They work for your realtor, not for you. You are subject to get what is known as a soft inspection and it may not be as thorough as it should be. When considering whether to buy a home ask your self this-did the previous owner have the home inspected so that he or she can be as honest as possible in reference to the condition of the home? Or did they just cover up everything with a fresh coat of paint and is now trying to sell you a 20-year-old house with components that are nearing their end of life expectancy for twice the amount they paid for it just because the realtors commission is the bottom line? Protect yourself, your insurance company will not cover these issues once the ink has dried.
